Home HeadQuarters works to stabilize and revitalize transitional neighborhoods in the City of Syracuse and Central New York by substantially rehabilitating neglected properties, constructing new, energy-efficient homes, working to incorporate "benevolent development" into commercial and neighborhood planning efforts and removing vacant, derelict housing stock.


Residential Property Development

Homeowners are a stabilizing force in our neighborhoods and HHQ's rehab and new construction activities aim to create safe, affordable housing that meet homebuyers needs. Whether we are renovating multiple properties in a single neighborhood, fixing up the one vacant house on an otherwise stable street, or building new, energy-efficient homes, HHQ's property development efforts help transform neighborhoods.

New Construction

Think you can’t find new construction in the City of Syracuse? Think again. These quality new homes are built to last and offer eligible buyers years of affordable, low maintenance home ownership. They feature 3-4 bedrooms, modern kitchens and 1.5 – 2 brand new baths, hardwood floors, energy efficient furnaces and hot water heaters and much more. Constructing safe, affordable new homes for low- to moderate-income families is a critical component of our targeted revitalization plans.

Single- or Two- Family Home Rehabs

Home HeadQuarters rehabilitation of Syracuse area properties takes many forms, from deep-subsidy, substantial rehab for homes that require everything to some paint and minor repair for newer homes that may just need updating. Once HHQ takes title to a property, it immediately gets back on the tax rolls, is included in regular lawn and snow maintenance schedules and is physically stabilized so no further damage occurs. Sometimes, Home HeadQuarters will need to hold a property until a clear plan is established and/or enough funding is allocated for the needed repairs.

 
 

COMMERCIAL/MIXED USE DEVELOPMENT

While most people know Home HeadQuarters for its residential rehab work and promotion of homeownership, HHQ is now the lead developer of several mixed-use projects in coordination with the City of Syracuse, CenterState CEO, the Allyn Foundation and Pathfinder Bank. Collectively known as Benevolent Development, this strategy aims to provide opportunities for budding entrepreneurs being cultivated through various workforce development efforts. These projects are strategically selected to also revitalize neglected commercial buildings and corridors with the goal of jump starting the private market and encourage private investment to build off these efforts.

DeJulios (664-66 Burnet Ave.) –  Home HeadQuarters is working to re-purpose this iconic mainstay on Syracuse’s Northside transforming it from an Army/Navy surplus store into a retail destination for a local vendor.  The remaining portion of the 13,000+ square foot building will house another local organization as a tenant.

Dublin Arms (429 Ulster Street) – Located in the heart of Tipperary Hill, HHQ is breathing new life into this underutilized and often vacant mixed-use structure.  By renovating the four apartments upstairs and creating “vanilla shells” for three small businesses downstairs, the project is providing opportunities for entrepreneurs to start and expand their businesses while providing needed services to the surrounding neighborhood.   HHQ is working with the owners Recess coffee and sandwich shop as one of the commercial tenants who plan to transform the exterior into a green sitting area weaving it in nicely with the pedestrian-oriented neighborhood.  Construction is almost complete at Recess with an expected Spring 2020 opening.

Brown-Lipe Building (1022 W. Fayette Street) – This building played a huge part in Syracuse’s manufacturing history being the site where dozens of patents were originated.  However, the past few decades have seen the building vacant and underutilized even as thousands of cars drive by it every day.  HHQ took title in 2017, and worked with a local group to renovate the building into three residential units upstairs and a local taqueria downstairs.  The project is now complete and open for business!

 

B & B Lounge (340 South Avenue) – The old B & B Lounge provided the surrounding neighborhood with a place to stop in for a drink with friends for many years.  But as the owners looked to retire, they wanted to leave more than memories behind and allow this iconic building to provide entrepreneurial opportunities for the next generation.  So when HHQ acquired the bar and the 8-unit apartment building on the same property in 2017, it engaged the services of Jamaican-born, Harvard educated and Syracuse University Assistant Professor Sekou Cooke, to lead the redevelopment of this property and to write its’ next chapter.  Look for work to commence on this property in 2020.
