Completion of Salato Gardens Renovation
Despite challenges over the last year that required a multitude of safety measures and interrupted supply chains, Homsite completed the renovation of Salato Gardens, its senior housing complex in the Village of Cayuga that provides affordable rental housing in a rural setting. The renovation was extensive. Exterior improvements included new siding, new exterior doors, a new roof, new concrete patios and composite balconies on individual apartments. Interior improvements provided walk in showers, and additional bathroom accessibility in all 24-units, new vinyl flooring and carpeting, new countertops and energy efficient appliances as well as other improvements to extend the useful life of the buildings. State of the art heat pumps were also installed to improve energy efficiency. At a cost of more than $2 million, the renovations will ensure Salato Gardens remains a safe, attractive, and affordable housing option for seniors in Cayuga County for years to come.
NYS DEC Healthy Homes Program
Homsite has been partnering with the New York State Department of Environmental Conservation on a Healthy Homes program to help educate landlords and tenants on common home health hazards in City of Auburn housing for the past 4 years. With an emphasis on lead hazards and asthma triggers, the program has held a variety of free trainings and workshops for interested tenants and landlords. The project culminated this year in the distribution of healthy home kits to more than 200 families with children enrolled in Head Start through Community Action Program Cayuga/Seneca. The kits included a variety of workbooks and pamphlets on keeping children safe from lead hazards, minimizing asthma triggers, and easy, everyday steps families can take to keep their families safe given the City’s aging housing stock. Families also received cleaning supplies and items needed to implement these tips. In addition to Community Action Program Cayuga/Seneca, Homsite also partnered with the Cayuga County Health Department, the Cayuga Community Health Network, CNY Fair Housing and ARISE to deliver the program over the last four years.
Superior Servicing
Home HeadQuarters’ Superior Servicing continued to serve other New York State not-for-profit organizations, municipalities and HHQ and other financial institutions local lending customers. HHQ loans showed sharp declines in delinquency rates this past year, regularly coming in under national averages. Loan sales continued unabated providing continued funding opportunities in many program lines, especially for customers unable to borrow from traditional lenders.

CNY Affordable Realty worked hand-in-hand this year with Home HeadQuarters’ Opportunity Headquarters crew and Property Development Staff to get first-time homebuyers into homes as quickly as the scarce housing market would allow. Buyers came more prepared than ever, armed with buyer incentives, certified housing counseling and the knowledge that rental costs were higher than ever. CNY Affordable Realty remained the only non-profit real estate brokerage in Central and Upstate New York and staff continued to service those customers who needed extra time and attention. Home HeadQuarters’ Lease Purchase Program continued its popularity with hundreds of calls and emails arriving when any house within the program became available.
