Home HeadQuarters offers loans of up to $3,000 in the City of Syracuse and Onondaga County for down payment and closing costs to qualified first-time homebuyers who want to buy a home.

This program is designed to help residents overcome one of the biggest barriers to homeownership: the need to save a lot of cash for down payment and closing costs.

Down Payment & Closing Cost Assistance can be deferred for residents (no payback) if your household income meets federal HUD income limits and you plan to own and occupy the property for a minimum of five years. See Income Guidelines for eligibility.

In order to be eligible for this program, you must:

• Successfully complete our certified Homebuyer Education Course
• Have a signed purchase offer for a single-family or two-family house
• Be purchasing a single - or two-family home priced at $99,900 or less.
  (Please note: If you are purchasing a two-family home, Home HeadQuarters may only be able to pay for half of your down payment and closing costs due to federal regulations)
• Provide $500 of your own funds towards the purchase of the home
• Have a commitment letter for a mortgage from a bank, mortgage company or credit union.
• Home Inspections required
• Fall below 80% of HUD median income guidelines (based on family size)
• Your cash and/or cash-equivalent assets cannot exceed $7,500
• Your first mortgage funding must originate with a bank, mortgage company or credit union
• You must qualify as a first-time homebuyer
• Additional Requirements may apply
